To qualify for financing, you will need a Permanent Visa and Brazilian CPF Number (like a social security number). We help with every step of the financing process, from assistance in securing your Permanent Visa and CPF number, to working with Brazilian Banks to secure the best mortgage package they have made available to the Brazil Property Group.
We provide mortgage assistance for any property in Brazil, not just for the ones we sell. If you are working with another real estate company, we can still assist with financing.
Six potential ways to get financing:
- Buy in a new development and get builder financing over 60 months.
- Use equity in your home in your country of origin and get a loan from the bank there. If you live in the US this is not a problem.
- We set you up with a permanent visa and secure a mortgage in Brazil for you (most difficult route). To get a permanent visa you will have to invest at least $50,000 into a Brazilian company or corporation. We could set your property up in a Brazilian Corporation for you and we will try to get you a permanent Visa. Mortgage rates in Brazil are very high.
- Seller financing over a few years. This involves a down payment, interest payments and a final lump sum pay off before the end of five years. Due to past rejections and our clients discontent we have developed a standardized offer, which is always made in the Brazilian Currency, Reais. It involves a 33% down payment, an interest payment on the remaining amount with 6.9% per year interest and a balloon payment of the remaining amount owed at 60 months. Although this method is not guaranteed to be accepted, it usually is with many smaller properties.
- Some Spanish banks are investigating the potential of giving mortgages in their country and you can apply it to properties in Brazil.
- Brazil Property Group is working with Mortgage Backed Securities in Brazil to offer mortgages to non-citizens. We need large volume to make this work. In the future we will collaborate with several of our competitors to bring this to all our clients.
