FINANCING:

We offer Seller Financing. The Seller Financing is 5.95% per year and requires 17% down payment. The term is 30 years. For our 250 acre section this results in payments of US$249 per month for 30 years. This is a very small price to save the rainforest.

CARBON CREDITS

We have hired the most experienced Certified REDD+ Carbon Credit company to manage the carbon credits on these lands. The company has over 15 large carbon credit projects that span the globe. Carbon Credit Income for these Projects ranges range from US$150 to US$2500 per acre. The market is new so we are not going to put specifics onto the projects at this time.

TITLE WORK FOR PROPERTIES:

- We have completed title work and have a Master Title Insurance Policy for the Lands.
- We have included the cost of this title work in the sale price.
- The reason we perform the title work before hand is because Brazil is known for long waits and we want to make the closing as fast as possible.

PRICE:

- The price is based on size.
- Yearly management fees are about US$0.25 per hectare. These include taxes. This costs will be paid out of carbon credit income.
- The smaller a property is in size, the more expensive per hectare, larger properties cost less per hectare. Save money by buying large.
- We do not push ULTRA inexpensive land. Inexpensive land in Brazil is inexpensive for two reasons. If it is inexpensive Amazon land, it is land with fraudulent title; if it is inexpensive farm land it is because it is dry and with bad soil.

THE AMAZON MYTH:

- The Amazon is not for sale in it entirety. Only 16 million of 341 milllion hectares are recognized as in the hands of private owners.
- Approximately 25% of all land is owned by smaller property owners.
- Approximately 25% of the land is privately owned reserves and is not for sale.
- Approximately 25% of the land is not for sale.
- Approximately 25% of the land is for sale, of this land, this project represents 25% of the known Amazon land on the market.

REASONS TO PURCHASE:
- Moral obligation to protect the planet via protecting the Amazon from deforestation.
- Government financial incentives from certain world governments, will assist in purchasing carbon credits. (this is initiated by the buyers).
- Future or present carbon credit schemes – currently there are some carbon credit systems in the world that involved adverted deforestation, however they are not widespread and not acknowledged by the main Kyoto Protocol.
- Corporate philanthropy – many corporations that want to go green have reason to purchase a large piece of this land for protection.
- Forestry land is an appreciating commodity. Even if it is never cut the land will increase in value at 7% a year for an indefinite future. In Brazil however because the land is far less in current value, there is more room to appreciate in the future.
- Sustainable forestry at its up most – it is possible to protect the land by removing only the dead and dying trees. This in partnership with a future carbon credit scheme has great potential.

PURCHASING PROCEDURES:
- Three Routes:
o Buy in offshore Trust
o For the properties under 2594 acres can be bought in name. We can initially sell it to you in trust and any time once you are ready we can put in your name.
o For properties over 2594 acres yet under 8,600 acres the land is held in an offshore company and that company can be sold to you.
We make the purchase as easy and flexible as possible.
