Due to the complexities of Amazon Land we have outlined a plan to work through the bureaucracy to make sure that the buyers have success.
OUR CONSULTANTS REQUIREMENTS:
- We operate based on US/European Business standards and transparency.
- Upon your initial enquiry to understand if a client is serious we request a meeting face to face with-in six weeks from first communication to discuss the properties and project. We will also travel to meet a client if schedules permit.
- We offer a 100% briefing on a property in person at our offices in Salvador, Bahia or Manaus, Amazonas, Brazil.
- We are not agents, we are consultants. We consult to our clients directly. If you are an agent we will sign appropriate NDNC and we will consult directly to your clients as to keep open communications and to make sure they best understand how this market works. Agents are more than welcome to participate on all conversations. If you are against this, we require a verifiable authorization letter from your clients or employers stating you represent them.
- Also kindly note that company policy is that our expenses would be paid. These expenses might consist our of economy travel to and from the properties or meetings and economy lodging. These expenses could be reduced from potential sales values.
TITLE WORK FOR PROPERTIES:
- All properties in the Amazon will need title work completed.
- We perform this title work on a consultation fee basis.
- We send a budgetary quote before work begins explaining and justifying all costs.
- Upon completion of the work we present all documents, we recommend all clients to review our work with their normal Brazilian attorney.
- The reason we perform the title work is because we work in a timely manner, in a country where the large firms are notorious for title reviews that take several months.
PRICE:
- We communicate asking prices CONFIRMED by the owner. We NEVER alter that asking price!! The rural real estate market in Brazil is still very young and the ongoing negotiations will determine the actual "market" value. Market values are not yet - objectively - established.
- For the owners that do not know what price to list, we recommend an asking price that is reasonable based on market comparables based on the price of the other owners.
- The smaller a property is in size, the more expensive per hectare, larger properties cost less per hectare.
- We do not list price on the internet, serious buyers will enquire.
- We do not push inexpensive land. Inexpensive land in Brazil is inexpensive for two reasons. If it is inexpensive Amazon land, it is land with fraudulent title; if it is inexpensive farm land it is because it is dry and with bad soil.
PROPERTIES:
- For this project involving Amazon properties we have 50 properties for sale starting at 3,000 hectares and the largest is 912,000 hectares.
- A total of 3.4 million hectares.
OTHER PROPERTIES:
- For bio-diesel projects we have lined up several properties in the state of Bahia, for larger projects we have large farms in the southern part of Mato Grosso state ideal for palm oil and Jatropha.
- For farms we have over one million hectares of farmland for sale that are existing farm land.
- For tree plantations, we have lined up several projects for Eucalyptus in Minas Gerais and Bahia state and Teak in the best locations in Bahia, Minas Gerais and the southern part of Mato Grosso state.
THE AMAZON MYTH:
- The Amazon is not for sale in it entirety. Only 16 million of 341 milllion hectares are recognized as in the hands of private owners.
- Approximately 25% of all land is owned by smaller property owners.
- Approximately 25% of the land is privately owned reserves and is not for sale.
- Approximately 25% of the land is not for sale.
- Approximately 25% of the land is for sale, of this land, this project represents 25% of the known Amazon land on the market.
REASONS TO PURCHASE:
- Moral obligation to protect the planet via protecting the Amazon from deforestation.
- Government financial incentives from certain world governments, will assist in purchasing. (this is initiated by the buyers).
- Charity organizations such as Conservation International or others may have an interest in buying this land for protection.
- Future or present carbon credit schemes – currently there are some carbon credit systems in the world that involved adverted deforestation, however they are not widespread and not acknowledged by the main Kyoto Protocol.
- Corporate philanthropy – many corporations that want to go green have reason to purchase a large piece of this land for protection.
- Forestry land is an appreciating commodity. Even if it is never cut the land will increase in value at 7% a year for an indefinite future. In Brazil however because the land is far less in current value, there is more room to appreciate in the future.
- Currency valuations – currently the Brazilian Currency is weaker than it has been in three years, purchasing this land now allows a buyer to purchase with less dollars, which will allow future currency appreciation when the recession is over.
- Sustainable forestry at its up most – it is possible to protect the land by removing only the dead and dying trees. This in partnership with a future carbon credit scheme has great potential.
PURCHASING PROCEDURES:
- We advise on all aspects of doing business in Brazil, buying property in Brazil, and how to administer a property.
- We put together a property business structure for a project such as this that assists clients.
- The number one reason that buyers have tried yet failed to purchase properties in Brazil is because foreign buyers try or force foreign business practices in a country that is uniquely Brazilian.
- Down payment Vs. Escrow – some of the properties are owned by companies, for these we recommend a down payment, for properties owned by individuals we will recommend down payment after title review is complete. It is not recommended to use escrow accounts in Brazil, there is no formal method for this and it can be riskier than down payments.
